TRID Timing Reminder: Juneteenth
Juneteenth is a relatively new federal holiday (as of 2021). We are putting out this reminder of the upcoming federal holiday on Thursday, June 19, 2025.
For purposes of Regulation Z (TRID), when calculating timing requirements related to loan disclosures like the Loan Estimate and Closing Disclosure, Juneteenth National Independence Day (June 19th) in 2025 is considered a legal public holiday.
This means that Juneteenth will not be counted as a "business day" for these specific timing requirements, which are crucial for ensuring borrowers receive important information about their mortgage transaction within the mandated timeframe.
Here's a breakdown of the implications:
TRID Timing Rules: Regulation Z (specifically the TRID rule) has specific definitions of "business day" that are used to determine when certain disclosures must be provided to the consumer.
For the purposes of rescission rights and the timing of certain mortgage disclosures under TRID, "business day" excludes Sundays and legal public holidays listed in 5 U.S.C. 6103(a). Juneteenth is included in that list.
